Flashing repair addresses the metal seal around the base of the chimney where it passes through the roof. When it lifts, rusts or separates, water finds its way in at exactly the point where two roofing systems are trying to seal against each other.

Common Causes

Flashing wears out from age, thermal expansion and contraction working the seams loose over time, and storm damage that lifts or bends the metal. Roofing work that doesn't reseal the chimney flashing properly is a common, avoidable cause too.
